Lately it's been morning drivers. For some reason they take more chances (at least in my experiences) than in the afternoon. I would think that they would take their time going to work.

I'm annoyed. In fact I'm downright mad as hell that the management company of my building decided to cut the heat off one month early. Usually the heat is on until May 31st, but because this new boiler does not go into an on/off cycle it was getting rather warm in the apartments and many residents complained. The real problem is that the engineer we had quit and his subordinate does not know how to adjust the boiler to a lower setting. In the lower setting only a few of the radiators in each apartment would go on which would just raise the temperature a few degrees making the inside of the apartments comfortable when temperatures go into the 50's during the day, but this nut does not know how to set the boiler right and won't ask the boiler company to instruct him. I myself am keeping the rooms a little warmer with electric heaters, but that really raises my electric bill.

Cuzzy, you misunderstand. I was not the building manager. He lived next door to me.

Neither was I the tenant who got their furniture chucked, and presumably bombed the manager's car.

Just an innocent bystander.

Rhode Island has a long history of favoring the little guy. Many of the wealthy delgates to the Constitutional Convention were outraged by events in Rhode Island. Your laws sound similar to California's.

One thing that becomes obvious in property management, both commercial and residential, is that few tenants start off with the intention to harm their landlord. Usually, people are unlucky and their cash flow dries up. Bad things can happen to good people. Then landlords like your unfortunate sister become collateral damage.

Rhode Island has been pegged/nicknamed "The Crookedest Littlest State in the Union."

In regards to my cousin, she is too sweet, easy going, and trusting, and I don't think she is cut out to be a landlord. I think the tenants pick up on that and before long she is "overtaken".
