It depends on where you live and the reports of bad landlords are legion. Santee Fats is right about hiring a professional property manager. Even if one owns enough properties to be expert, it pays to have a buffer between you and the occasional criminal that leaks through the tenant screening process.

Both landlords and tenants are well served by researching, but only tenants can be undone by the sale of their building. Our new owner doesn't like to do its legally mandated repairs.

I don't know how the legal process works, but with both tenants she consulted and turned the matter over to her attorney. The attorney started the eviction process but told my cousin its now in the hands of the court to act upon it -- and the tenants were allowed to remain until such time!
My cousin was furious and said, What do they think I'm running here, a charity house?
I believe the process went on for another month and a half, for a total of three and one half months before they were finally evicted and told to leave the property! And I don't believe she ever recouped her lost 31/2 months of lost rent!

I live in Rhode Island on the East coast, and perhaps the tenant/rental laws are more lax and/or more in favor of tenants here.

In my experience of working over five years in property management firms, six weeks after beginning proceedings is pretty universal for removing a delinquent tenant. As for the lost rent, it is usually impossible to get blood out of a turnip. This makes the tenant screening process extremely important. One bad tenant can wreck a building culture for years.

The kicker is that the realtor who found her the tenants did do a screening prior (which I believe all realtors in this area do) and they both had good ratings, but then inexplicably they both turned sour on my poor cousin. Talk about shitty luck!

Many years ago I had a ring-side seat to a Landlord -Tenant dispute, as the building manager had the flat right next to mine.

His solution to the months of unpaid rent was to let himself into the delinquent tenant's flat and chuck their furniture over the second floor railing into the parking lot.

A few weeks later, someone (I can't imagine who ) broke his car window and chucked a Molotov cocktail inside.

I saw the flames through my front window. I grabbed the fire extinguisher outside my door, and tried to put out the fire, before suddenly coming to the realization what a blithering idiot I was because I was standing next to a car, full of gasoline, that was on fire. I dropped the fire extinguisher went back into my flat and called the fire department.

Looking at the damage the next day, the entire inside of his car melted.

The Court system, as slow as it is, looks to be the better choice.
