Seems to be a repeat of the Masters disaster here. Masters were a big hardware chain that came here from America with senior management who were Americans and who knew nothing about the Australian market. The whole thing when belly-up and cost a fortune....although on the upside I did get about $700.00 worth of power tools for less than $300.00 at their firesale.
From what I've read, it seems to be same thing with Bunnings in the UK. Australian marketing gurus who know nothing about the UK market.

Courts and piss weak sentences

These 2, one a cow and the other a sow

Both avoided a prison sentence for bashing a paramedic working while they were drunk

This kind of injustice happens all the time in America. It is as if our courts favor the criminals over their victims!

Christ they hand out stricter penalties for spitting on the sidewalk!

Tenants are another brood who have all the rights and which the laws work in their favor. Even after being served eviction papers for violating items in the Terms of Agreement lease or are behind months on the rent its still next to impossible to get them out and the courts are slow as molasses in acting -- and if the tenant has children forget about it its even worse!

If you are posting that because you have such a case I highly recommend hiring a property manager. Mine is great in such a case. They have all the connections for any thing that comes up including lawyers and law enforcement.

Not sure where you live Cuzz but after an eviction they turn any arrears over to a bill collector.
I know XYZ---- would think that is horrible but it is an unfortunate fact of life.

It depends on where you live and the reports of bad landlords are legion. Santee Fats is right about hiring a professional property manager. Even if one owns enough properties to be expert, it pays to have a buffer between you and the occasional criminal that leaks through the tenant screening process.

Both landlords and tenants are well served by researching, but only tenants can be undone by the sale of their building. Our new owner doesn't like to do its legally mandated repairs.
