This kind of injustice happens all the time in America. It is as if our courts favor the criminals over their victims!

I've seen where some animal abusers sometimes also get off with just a hand slap.

Christ they hand out stricter penalties for spitting on the sidewalk!

Tenants are another brood who have all the rights and which the laws work in their favor. Even after being served eviction papers for violating items in the Terms of Agreement lease or are behind months on the rent its still next to impossible to get them out and the courts are slow as molasses in acting -- and if the tenant has children forget about it its even worse!

If you are posting that because you have such a case I highly recommend hiring a property manager. Mine is great in such a case. They have all the connections for any thing that comes up including lawyers and law enforcement.

Not sure where you live Cuzz but after an eviction they turn any arrears over to a bill collector.
I know XYZ---- would think that is horrible but it is an unfortunate fact of life.

I'm horrified to see all these antagonisms between governments all around the word.
All their disputes constantly keep us in hostage.
To be honest, soldiers help politicians a lot to put us under an illegitimate psychological pressure.

It depends on where you live and the reports of bad landlords are legion. Santee Fats is right about hiring a professional property manager. Even if one owns enough properties to be expert, it pays to have a buffer between you and the occasional criminal that leaks through the tenant screening process.

Both landlords and tenants are well served by researching, but only tenants can be undone by the sale of their building. Our new owner doesn't like to do its legally mandated repairs.

No I am not having a problem, though I do have tenants upstairs, and elder married couple who are great, and always pay the rent on time, typically a couple of days before the first of the month.

My cousin did have two episodes when she was renting her apartment.
One was a 30 year old gentleman, and then the other was a woman and her teenage son -- both fell two months behind in the rent.

I don't know how the legal process works, but with both tenants she consulted and turned the matter over to her attorney. The attorney started the eviction process but told my cousin its now in the hands of the court to act upon it -- and the tenants were allowed to remain until such time!
My cousin was furious and said, What do they think I'm running here, a charity house?
I believe the process went on for another month and a half, for a total of three and one half months before they were finally evicted and told to leave the property! And I don't believe she ever recouped her lost 31/2 months of lost rent!

I live in Rhode Island on the East coast, and perhaps the tenant/rental laws are more lax and/or more in favor of tenants here.

In my experience of working over five years in property management firms, six weeks after beginning proceedings is pretty universal for removing a delinquent tenant. As for the lost rent, it is usually impossible to get blood out of a turnip. This makes the tenant screening process extremely important. One bad tenant can wreck a building culture for years.

The kicker is that the realtor who found her the tenants did do a screening prior (which I believe all realtors in this area do) and they both had good ratings, but then inexplicably they both turned sour on my poor cousin. Talk about shitty luck!
